Can I really use my SMSF to buy an investment property?
Yes, and it's more common than most people realise. Through a Limited Recourse Borrowing Arrangement (LRBA), your SMSF can borrow to purchase residential or commercial property. The property is held in a separate trust until the loan is repaid, and your fund pays just 15% tax on rental income rather than your personal rate. The key is having the right structure set up correctly from day one, which is exactly what Lionel does before a single application goes in.
Will an SMSF loan affect my personal borrowing capacity?
No. Your SMSF loan sits inside your fund, not against your name personally. That means you can buy an investment property through your super and still apply for a personal home loan or investment loan separately. The two are assessed completely independently.
My bank said they don't do SMSF loans. Does that mean I can't get one?
It means your bank can't help you, not that the loan isn't available. Fewer than 20% of Australian lenders still write SMSF loans , the major banks largely pulled back after the royal commission.
