Can I really use my SMSF to buy an investment property?

Yes, and it's more common than most people realise. Through a Limited Recourse Borrowing Arrangement (LRBA), your SMSF can borrow to purchase residential or commercial property. The property is held in a separate trust until the loan is repaid, and your fund pays just 15% tax on rental income rather than your personal rate. The key is having the right structure set up correctly from day one, which is exactly what Lionel does before a single application goes in.

Will an SMSF loan affect my personal borrowing capacity?

No. Your SMSF loan sits inside your fund, not against your name personally. That means you can buy an investment property through your super and still apply for a personal home loan or investment loan separately. The two are assessed completely independently.

My bank said they don't do SMSF loans. Does that mean I can't get one?

It means your bank can't help you, not that the loan isn't available. Fewer than 20% of Australian lenders still write SMSF loans , the major banks largely pulled back after the royal commission. Lionel's 30+ lender panel includes the specialists who still do it compliantly and at competitive rates. A bank saying no is the starting point for this conversation, not the end of it.

How much do I need in my SMSF to get started?

There's no universal threshold. It depends on your fund balance, the property you're targeting, and your contribution trajectory. Some clients are ready to move now. Is SMSF property investing actually worth it or is it just for wealthy people?

It's worth it for the right person, and that's not necessarily someone with millions in super. The main advantages are the 15% tax rate on rental income, the ability to buy commercial property your business can rent, and the fact that the debt sits outside your personal balance sheet. Whether it makes sense depends on your fund balance, property goals, and broader strategy. That's what the strategy session is for: a straight answer, not a sales pitch.
